Yep, just like in school, the anticipation of picture day is a mix of excitement and a touch of dread. At times, I feel like I might be the trickiest part of getting a listing ready, but hey, a little competition keeps things interesting!

When I arrive, I'll politely ask the agent or homeowner to give me a tour. It's my chance to ensure everything is picture-perfect—lights on, fans off, and blinds wide open. I might do a bit of last-minute rearranging, handling things like garbage cans, kitchen sponges, and towels. Oh, and rugs? If it's purely utilitarian, it's out; if it's all about the looks, it stays.

Now is the golden opportunity to shine a spotlight on any features you see as key selling points for the home. While I've got a good handle on what to capture for potential buyers, your insights matter. I want to make sure I cover every aspect that resonates with you and your clients.
