"Navigating the Seller's Market Roller Coaster: A Real Estate Journey from Contingency to Closing in 2 Years"

I knew I'd be sharing this home with you today because it hit the market last night, ending a two-year wait! I wasn't quite sure how to approach it, though. I didn't want to just say, "Happy Friday, here's a pretty home for sale!" Then it struck me—this family is just like everyone else. They have two kids, jobs, and all the usual responsibilities. They've decided to move, so they enlisted the help of a real estate agent.

However, here's where their story might differ. They were serious about selling their home quickly. In this seller's market where homes are flying off the shelves, real estate can still be a roller coaster. This family had no idea when they'd actually list their home. When they found their new place, they anticipated having to sell their current home, making their offer contingent on its sale. In a market where non-contingent offers are favored, this posed a strategic challenge.

Ashley reached out to me in June 2022 to photograph her client's home, and they finally found their dream home in January 2024. I get it; it's a bit extreme. Agents might come at me with, "But what if they choose not to sell?" or "What if they go with another realtor after I've invested in this?" Well, they might do both. You can always add clauses to your contract, like having them cover marketing fees. The hard truth is, if they go to another agent, maybe you're not doing your job. But if you're proactive in helping them sell their home and find the next one, I guarantee you'll earn their respect, and they'll want you to see the job through.

Now, let's dive into the photos.
